Short sales involve much more than the average sale. Not all agents are equal in this respect. If you have decided a short sale is for you, it is absolutely critical to your success to have the right agent working on your behalf. You will need an agent experienced specifically in short sales to make sure your sale gets approved and gets to closing smoothly. Short sales are my specific area of expertise.  Short Sale Package Preparation:

  • Assistance with document preparation for short sale packages to all lenders
  • Review for accuracy and submittal to proper lender departments
  • Follow up on short sale package receipt and progress

BPO Management:

  • Coordinate and schedule lender BPO (Broker Price Opinion) or appraisal
  • Follow up to ensure banks receipt and processing of BPO or appraisal
  • Dispute BPO/appraisal if necessary

Short Sale Negotiations:

  • Negotiate best possible terms of debt settlement on homeowners behalf
  • Arrange lien releases to ensure clean title for sale
  • Regular communication with lender loss mitigator until resolution is reached
  • Regular updates to homeowner regarding process

Preclose Preparation

  • Document review
  • Vendor coordination to ensure smooth transaction

Closing:

  • Review closing documents
  • Resolve last minute items
  • Complete transaction

Post Closing

  • Coordinate move
  • Assist with post closing issues
